First-year Real Estate Associates in Austin can expect to earn up to $73,275 in total cash compensation,
plus equity.

trade-area maps and start forming a real view on what makes a strong site versus a weak one. You’re

want to grow into the person whose site recommendations C-level leadership trusts on a 10-year, multi-
million-dollar lease. You’re aiming up, and you’ll put in the reps to earn it.
What Will You Do?
• Own BodySpec’s broker-submitted survey pipeline — organize, analyze, and shortlist listings across our
active expansion markets.
• Build a clear, defensible view on each candidate site: trade area, demographics, co-tenancy, lease
economics, and how it fits BodySpec’s expansion thesis.
• Prepare deal packages and walk senior leadership through your analysis on every shortlist.
• Travel to target markets to tour shortlisted sites in person — shadowing tours at first, leading them as you ramp.
• Build and maintain relationships with commercial brokers and landlords, growing into the person who
credibly represents BodySpec at the table.
• Keep every active deal moving — proactively chase down brokers, landlords, and internal stakeholders
so nothing stalls.
• Grow, deliberately, into owning the site recommendation itself — from analysis to recommendation to
(over time) the call.
Requirements
• Based in Austin and able to work in-person at our offices.
• Willing and able to travel regularly to tour sites in target expansion markets across the country.
• 0–2 years of experience in real estate, retail expansion, finance, consulting, or another analytical field
(flexible if you can demonstrate the skills).
• Strong Excel and analytical chops — you can build a comp set, pressure-test a broker’s pitch, and turn
messy market data into a clear recommendation.
• Strong written and verbal communication — you can write a deal memo senior leadership doesn’t have to rewrite, and pitch BodySpec credibly when the time comes.
• Ability to thrive with direct, unfiltered feedback — we’ll tell you exactly what you need to improve.
• Bachelor’s degree in any field; no real estate license required.
Compensation
• Base Salary: $65,000
• Performance Bonus: Up to 7% of base salary annually ($4,550) — half paid in cash ($2,275), half in
stock options
• Team Revenue Bonus: $500/month when we hit monthly goals ($6,000 annually — we hit our goals 9
out of 12 months in 2024)
• Total Cash Compensation: Up to $73,275
• Equity: Stock options through performance bonus and additional grants based on performance
All team members regardless of position are eligible for additional stock option grants and profit sharing based on
performance. We expect both cash and equity compensation to grow as the company scales.
